Authorization for Construction
Pursuant to this agreement, the Owner and the Construction Manager hereby execute
this Exhibit G -1 and further agree as follows:
1. The Construction Manager's Guaranteed Maximum Price ( "GMP ") proposal for the
entire Project has been established. The Construction Manager's GMP for the TEE
Center Project, dated December 7, 2010, attached hereto and incorporated herein,
is accepted by the Owner.
2. The General Conditions Guaranteed Maximum Cost for the $1,082,670.00
Project, including this Bid Package, is
3. Preconstruction Services $26,400.00
4. The Subcontracts Cost is:
Bid Package #1 $250,930.00
Bid Package #2 $1,796,647.00
Bid Package #3 $710,842.00
Bid Package #4 $3,199,543.00
5. The Lump Sum Fixed Management Fee for the Project, $780,000.00
including this Bid Package, is
6. The Guaranteed Maximum Price per attachment A (Value
Engineering) for the Project is: $27,900,000.00
7. The Date of Substantial Completion shall be 24 months after

RE: Guaranteed Maximum Price Contract
Augusta Tee Center
Mr. Ware,
It is our understanding that Augusta-Richmond County would like to execute a Guaranteed
Maximum Price (GMP) contract with R.W. Allen, LLC. Based on our 75% pricing exercise we
produced a GMP number of $29,471,109.00. After a thorough estimate reconciliation meeting
with Heery, we were able to reduce the GMP nunaber. However, we still exceeded the
established GMP of $27,900,000.00. Therefore, R. W. Allen has developed the attached list of
scope clarification savings and value engineering (ongoing) items in an effort to achieve the
desired GMP.
R. W. Allen, LLC will execute the GMP contract in the amount of $27,900,000.00 based on the
project cost reconciliation and the acceptance of the attached value engineering items which are
required to achieve the desired GMP.
