An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta -
Richmond County Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta- Richmond
County Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone
R -1 A (One - family Residential) to Zone P -1 (Professional) affecting property located
on the south right -of -way line of Cadden Road, 145 feet, more or less, west of the
southwest corner of the intersection of Peach Orchard Road and Cadden Road;
and for the repeal of ordinances in conflict herewith and for other purposes:
THE AUGUSTA - RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by
changing the Comprehensive Zoning Map from Zone R - (One - family Residential) to Zone P -
(Professional) affecting property as follows:
Beginning at a point located on the south right -of -way
line of Cadden Road, 145 feet, more or less, west of
the southwest corner of the intersection of Peach
Orchard Road and Cadden Road; thence, in a southerly
direction a distance of 105 feet, more or less, to a
point; thence, in a westerly direction a distance of 114
feet, more or less, to a point; thence, in a northerly
direction a distance of 109 feet, more or less, to a
point located on the south right -of -way line of Cadden
Road; thence, in an easterly direction along the south
right -of -way line of Cadden Road a distance of 90 feet,
more or less, to the point of beginning. The property
contains approximately .25 acres and is known as 2104
Cadden Road. (Tax Map 122 -1- 032 -00 -0)

SECTION Il. This amendment to the Comprehensive Zoning Maps for Augusta Richmond County is subject
to the following stipulation:
SECTION II. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
1) that this professional conversion conform to the side yard buffer provisions of the Augusta
Tree Ordinance on the west side property line that adjoins single family residential zoning;
2) these improvements must be made before a Certificate of Occupancy is issued.
