ORDINANCE NO. 2L7_7
An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta -
Richmond County Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta- Richmond
County Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone
R- I A (One - family Residential) , Zone B -1 (Neighborhood Business) and Zone B-
2 (General Business) to Zone B -2 affecting property located in two tracts; Tract A
located on the southwest right -of -way line of Wheeless Road, 147 feet, more or
less, northwest of Deans Bridge Road and Tract B on the northeast right -of -way
line of Wheeless Road, 227 feet, more or less, northwest of Deans Bridge Road;;
and for the repeal of ordinances in conflict herewith and for other purposes:
THE AUGUSTA - RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by
changing the Comprehensive Zoning Map from Zone R -lA (One- family Residential) , Zone B -1
(Neighborhood Business) and Zone B -2 (General Business) to Zone B- 2affecting property as
follows:
Tract A
Beginning at a point located on the southwest right -of-
way line of Wheeless Road, 147 feet, more or less,
northwest of Deans Bridge Road; thence, in a
southwesterly direction a distance of 209 feet, more or
less, to a point; thence, in a northwesterly direction a
distance of 267 feet, more or less, to a point; thence,
in a northeasterly direction a distance of 209 feet,

more or less, to a point located on the southwest right -
of -way of line of Wheeless Road; thence, in a
southeasterly direction along the southwest right -of -way
line of Wheeless Road a distance of 267 feet, more or
less, to the point of beginning. This property contains
1.28 acres and is known as 2451 and 2455 Wheeless Road.
(Tax Map 097 -1- 049 -00 -0 and 085 -3- 088 -00 -0)
Tract B
Beginning at a point located on the northeast right -of-
way line of Wheeless Road, 227 feet, more or less,
northwest of Deans Bridge Road; thence, in a
northwesterly direction along the northeast right -of -way
line of Wheeless Road a distance of 195 feet, more or
less, to a point; thence, in a northeasterly direction a
distance of 300 feet, more or less, to a point; thence,
in a southeasterly direction a distance of 195 feet,
more or less, to a point; thence, in a southwesterly
direction a distance of 300 feet, more or less, to the
point of beginning. This property contains
approximately 1.3 acres and is known as 2452 Wheeless
Road. (Part of Tax Map 085 -3- 236 -00 -0)
SECTION II. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
