An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta -
Richmond County Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta- Richmond
County Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia" by changing the zoning to remove
the conditions placed on a B -1 (Neighborhood Business) rezoning (Z -95-
5)affecting property located on the northwest right -of -way line of Louisville Road
(aka Old Louisville Road), 330.0 feet northeast of a point where the northeast
right -of -way line of Windsor Spring Road intersects with the northwest right -of-
way line of Louisville Road; and for the repeal of ordinances in conflict herewith and
for other purposes:
THE AUGUSTA - RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by
changing the Comprehensive Zoning Map to remove the conditions placed on a B -1 (Neighborhood
Business) rezoning (Z -95 -5) affecting property as follows:
Beginning at a point located on the northwest right -of-
way line of Louisville Road (aka Old Louisville Road),
330.0 feet northeast of a point where the northeast
right -of -way line of Windsor Spring Road intersects with
the northwest right -of -way line of Louisville Road;
thence, in a westerly direction a distance of 299.5 feet
to a point located on the southeast right -of -way line of
the Georgia & Florida Railroad line; thence, in a
northerly direction along the southeast right -of -way
lien of the Georgia & Florida Railroad line a distance
of 150 feet, more or less, to a point; thence, in an

easterly direction a distance of 310 feet, more or less,
to a point located on the northwest right -of -way line of
Louisville Road; thence, in a southerly direction along
the northwest right -of -way line of Louisville Road a
distance of 149.7 feet to the point of beginning. This
property contains 1.05 acres and is known as 3105
Louisville Road. (Tax Map 110 -4- 157 -00 -0)
SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta Richmond County is subject
to the following stipulation:
1) that the use of this property be limited to a child care center or those uses allowed in an R-
1 B Zone.
SECTION II1. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
