ORDINANCE NO. L7
An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta -
Richmond County Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta - Richmond
County Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone
R -1C (One - family Residential) to Zone R -1 (Two - family Residential) affecting
property located on the southwest right -of -way line of Florence Street, 140.0 feet
west of Eleventh Street; and for the repeal of ordinances in conflict herewith and for
other purposes:
THE AUGUSTA - RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by
changing the Comprehensive Zoning Map from Zone R -1C (One - family Residential) to Zone R -1
(Two - family Residential) affecting property as follows:
Beginning at a point located on the southwest right-of-
way line of Florence Street, 140.0 feet west of Eleventh
Street; thence, in a southwesterly direction a distance
of 85.0 feet to a point; thence, in a northwesterly
direction a distance of 55.0 feet to a point; thence, in
a southwesterly direction a distance of 84.0 feet to a
point located on the northeast right -of -way line of
Cedar Street; thence, in a northwesterly direction along
the northeast right -of -way line of Cedar Street a
distance of 37 feet, more or less, to a point; thence,
in a northeasterly direction a distance of 167.0 feet
to a point located on the southwest right -of -way line of
Florence Street; thence, in a northwesterly direction
along the southwest right -of -way line of Florence Street
a distance of 27 feet, more or less, to a point; thence,
in a southwesterly direction a distance of 67.0 feet to

a point; thence, in a northwesterly direction a distance
of 74.60 feet to a point; thence, in a southwesterly
direction a distance of 16 feet, more or less, to a
point; thence, in a northwesterly direction a distance
of 74.6 to a point; thence, in a northeasterly direction
a distance of 24 feet, more or less, to a point; thence,
in a northwesterly direction a distance of 62.0 feet to
a point; thence, in a northeasterly direction a distance
of 53.50 feet to a point located on the southwest right -
of -way line of Florence Street; thence, in a
southeasterly direction along the southwest right -of -way
line of Florence Street a distance of 340.8 feet to the
point of beginning. This property consists of 6 current
tax parcels totaling .51 acres and is known presently as
1120, 1128,01134 =1, 1144 Florence Street and 1105 Cedar
Street. (Tax Map 059 -2- 174 -00 -0, 059 -2- 180 -00 -0, 059 -2-
172-00-0, 059 -2- 171 -00 -0, 059 -2- 170 -00 -0, 059 -2- 169 -00 -0
and 059 -1- 068 -00 -0)
SECTION II. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
