An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta- Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta- Richmond County Commission as authorized under the Home Rille Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone R-1A (One-family Residential) to Zone R-1 C (One-family Residential) affecting property located where the northwest right-of- way line of Dennis Road intersects with the northeast right-of-way line of Alice Lane;; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R-1A (One-family Residential) to Zone R-1 C (One-family Residential) affecting property as follows: Beginning at a point located where the northwest right- of-way line of Dennis Road intersects with the northeast right-of-way line of Alice Lane; thence, in a northwesterly direction along the northeast right-of-way line of Alice Lane a distance of 810 feet, more or less, to a point; thence, in a northeasterly direction a distance of 498 feet, more or less, to a point; thence, in a southeasterly direction a distance of 827 feet, more or less, to a point located on the northwest right- of-way line of Dennis Road; thence, in a southwesterly direction along the northwest right-of-way line of Dennis Road a distance of 497 feet, more or less, to the point of beginning. This property contains 8.4 acres and is known as 3043 Dennis Road. (Tax Map 007-0-001-00- 0) SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta Richmond County is subject to the following stipulations: 1) that this property be developed consistent with the most recent concept plan submitted or R-IA density; 2) there be no access to Alice Lane; and 3) the developer shall reserve a 10 foot wide strip across the portion of the property that fronts Dennis Road in the event of future road widening. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Common Seal thereof this 15-- day of S~pt ,2009.
