ORDINANCE NO.
An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta-
Richmond County Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta-Richmond
County Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone
R-3B (Multiple Family Residential) with conditions to Zone A (Agriculture)
affecting property located on two tracts Tract A) located on the northeast right-of-way
line of Flowing Wells Road, 1,293 feet, more or less, north of Elm Avenue and
Tract B) located on the southwest right-of-way line of Interstate Parkway 1,673
feet, more or less, southwest of Wheeler Road; and for the repeal of ordinances in
conflict herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by
changing the Comprehensive Zoning Map from Zone R-3B (Multiple Family Residential) with
conditions to Zone A (Agriculture) affecting property as follows:

Tract A
Beginning at a point located on the northeast right-of-
way line of Flowing Wells Road, 1,293 feet, more or
less, north of Elm Avenue; thence in a northerly
direction along the northeast right-of-way line of
Flowing Wells Road a distance of 828 feet, more or less,
to a point; thence, N 85059'21" E a distance of 699.90
feet to a point; thence, N 53037'18" E a distance of
600.34 feet to a point located on the southwest right-
of-way line of Interstate Parkway; thence, in a
southeasterly direction along the southwest right-of-way
line of Interstate Parkway a distance of 434 feet, more
or less, to a point; thence, in a southwesterly
direction a distance of 1,614 feet, more or less, to a
point; thence, in a northwesterly direction a distance
of 677 feet, more or less to the point of beginning.
This tract contains approximately 27 acres. (Part of Tax
Map 029-0-045-00-0)
Tract B
Beginning at a point located on the southwest right-of-
way line of Interstate Parkway 1,673 feet, more or less,
southwest of Wheeler Road; thence, S 31000'06" E a
distance of 1,377 feet, more or less, to a point;
thence, S 69004'04" W a distance of 1,576 feet, more or
less, to a point; thence, in a northerly direction a
distance of 1,946 feet, more or less, to a point;
thence, in a westerly direction a distance of 163 feet,
more or less, to a point; thence, N 12005'24" E a
distance of 152.73 feet to point located on the
southwest right-of-way line of Interstate Parkway;
thence, in an easterly direction along the southwest
right-of-way line of Interstate Parkway a distance of
104 feet, more or less, to the point of beginning. This
tract contains approximately 11 acres. (Part of Tax Map
029-0-045-00-0)
SECTION II. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
