'" ORDINANCE NO. 7116 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta- Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta-Richmond County Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone B-1 (Neighborhood Business) to Zone B-2 (General Business) affecting property located on the northeast right-of-way line of Broad Street, 150 feet northwest of West View Avenue; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone B-1 (Neighborhood Business) to Zone B-2 (General Business) affecting property as follows: -------- 2.0Cf- oCt; ~ .. . Beginning at a point located on the northeast right-of-way line of Broad Street, 150 feet northwest of West View Avenue; thence, in a northwesterly direction along the northeast right-of-way line of Broad Street a distance of 150.0 feet to a point; thence, in a northeasterly direction a distance of 145.96 feet to a point located on the southwest right-of-way line of Browns Lane; thence, in a southeasterly direction along the southwest right-of-way line of Browns Lane a distance of 150 feet to a point; thence, in southwesterly direction a distance of 144.0 feet to the point of beginning. This property contains .49 acres and is known under the present numbering system as 2053 Broad Street. (Tax Map 027-3 Parcels 075 and 075-01) SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta-Richmond County is subject to the following stipulations: 1) the use of these properties be limited to a convenience store and for the sale of fireplaces and those uses allowed in a B-1 (Neighborhood Business) zone and 2) the work area of the fireplace business be buffered by a solid board fence. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Common Seal thereof this 17th day of M::!un ,2008.
