HomeMy WebLinkAboutORD 7099 TOBACCO ROAD ,~7 ORDINANCE NO. 7099 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta- Richmond County Commission effective September 16; 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta-Richmond County Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone R-I (One-family Residential) to Zone P-I (Professional) affecting property located where the southwest right-of-way line of Tobacco Road intersects with the northwest right-of-way line of Fairington Drive; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by thJ Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R-I (One-family Residential) to Zone P-I (Professional) affecting property as follows: / , :'~ "'" .' Beginning at a point located where the southwest right-of-way line of Tobacco Road intersects with the northwest right-of-way line of Fairington Drive; thence, in a southwesterly direction along the northwest right-of-way line of Fairington Drive a distance of 106.64 feet to a point; thence, in a northwesterly direction a distance of 150.0 feet to a point; thence, in a northerly direction a distance of 117.93 feet to a point located on the southwest right-of-way line of Tobacco Road; thence, in a southeasterly direction along the southwest right-of-way lien of Tobacco Road a distance of 151 feet, more or less, to the point of beginning. This property contains approximately .45 acres and is known as 2662 Tobacco Road. (Tax Map 140-0-10- 03-0) SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta-Richmond County is subject to the following stipulations: 1) the only uses permitted shall be Physicians, la'Y)'ers, engineers, architects insurance, finance, mortgage, accounting, appraisal, business consultant, real estate, and other similar services where no retail or wholesale activities are conducted on the premises or those uses permitted in the R -I zone; 2) no access to Fairington Drive; 3) the site must meet or exceed the parking requirements in the Comprehensive Zoning Ordinance before a Certificate of Occupancy is issued; and 4) the site must meet or exceed the requirements of the Augusta-Richmond County Tree Ordinance before a Certificate of Occupancy is issued. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Common Seal thereof this 16_ day of Dee ,2008.
