" ORDINANCE NO.~2 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta- Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either thc Augusta~Richmond County Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone R-l (One-family Residehtial) to Zone p~ 1 (Professional) affecting property located where the southwest right~of-way line of Tobacco Road intersects the southeast right~of-way line of Pinnacle Place Drive; and for the repeal of ordinances in conflict herewith and for. other purposes: THE AUGUSTA-RICHMOND COUNTY COMMJ:SSION HEREBY ORDAlNS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R-l (One-family Residential) to Zone P-l . (Professional) affecting property as follows: Beginning at a point located where the southwest right-of-way line of Tobacco Road intersects the southeast right-of-way line of Pinnacle Place Drive; thence, in a southeasterly direction along the southwest right-of-way line of Tobacco Road a distance of 148.98 feet to a point; thence, in a southwesterly direction a distance of 95 feet,' more or less, to a point; thence, in a northwesterly direction a distance of 155.00 feet to a point located on the southeast right-of-way line of PinnaCle Place Dri ve; thence, in a northeasterly direction along the southeast right-of-way line of Pinnacle Place Drive a distance of 89 feet, more or less, to the point of beginning. This property contains .49 acres and is known under the present numbe;J;ing system as 2664 Tobacco Road . (Tax Map 14 0~O-195-00-0) 2.08"-70 '\ ..L..LI IUrl LUUU SECTION n. This amendment to the Comprehensive Zoning Maps for AugustaMRichmond County is subject to the following stipulati.ons: I) the only uses permitted shall be Physicians, lawyers, engineers, architects insurance, finance, mortgage, aocounting, appraisal, business consultant, real estate, and other similar services where no retail or wholesale activities are conducted on the premises or those uses permitted in the R-I zone; 2) no access to Pinnacle Place Drive; 3) the building shall be limited to a total of 10 employees; 4) the site must meet or exceed the parking requirements in the Comprehensive Zoning Ordinance before a Certificate of Occupancy is issued; and 5) the site must meet or exceed the requirements of the Augusta-Richm.ond County Tree Ordinance before a Certi.ficate of Occupancy is issued. SECTION lU. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Common Seal thereof this L day of Nov ,2008.
