An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta-
Richmond County Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta-Richmond
County Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone
to Zone affecting property located on the southwest comer of the intersection of
Sibley Road and the Seaboard Coastline Railroad line; and for the repeal of
ordinances in conflict herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by
changing the Comprehensive Zoning Map from Zone to Zone affecting property as follows:
Beginning at a point located on the southwest comer of the intersection of Sibley
Road and the Seaboard Coastline Railroad line; thence, in a southeasterly direction
along the southwest right-of-way line of Sibley Road a distance of 869 feet, more or
less, to a point; thence, in a southwesterly direction a distance of 172. Feet, more or
less, to a point; thence, in a southeasterly direction a distance of 125 feet, more or
less, to a point; thence, in a northeasterly direction a distance of 172 feet, more or
less, to a point located on the southwest right-of-way line of Sibley Road; thence, in
a southeasterly direction along the southwest right-of-way line of Sibley Road a
distance of 230 feet, more or less, to a point; thence, in a southwesterly direction a
distance of 174 feet, more or less, to a point; thence, in a southeasterly direction a
distance of 448 feet, more or less, to a point; thence, in an easterly direction a
distance of 135 feet, more or less, to the point; thence, in a southerly direction a
distance of 820 feet, more or less, to a point; thence, in a westerly direction a
distance of 480 feet, more or less, to a point; thence, in northwesterly direction a
distance of 1602 feet, more or less, to a point located on the northeast right-of-way
line of North Leg; thence, in a northerly direction along the northeast right-of-way of
the of North Leg a distance of 745 feet, more or less, to a point located on the
southeast right-of-way line of the Seaboard Coastline Railroad line; thence, in a
northeasterly direction along the southeast right-of-way line of the Seaboard
Coastline Railroad line a distance of 1,735 feet to the point of beginning. This
property contains approximately 69.13 acres. (Tax Map 055-0-002-00-0)

SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta Richmond County is subject
to the following stipulations:
That the site plan must substantially conform to the concept plan submitted with this petition with the access to
North Leg being supports but excluded from this condition.
SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
