ORDINANCE NO. 7062
An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta-
Richmond County Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta-Richmond
County Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone
A (Agriculture) to Zone B-2 (General Business)affecting property located on the
west right-of-way line of Flowing Wells Road, 256 feet, more or less, north of
Maddox Road; and for the repeal of ordinances in conflict herewith and for other
purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by
changing the Comprehensive Zoning Map from Zone A (Agriculture) to Zone B-2 (General
Business )affecting property as follows:
Beginning at a point located on the west right-of-way
line of .Flowing Wells Road, 256 feet, more or less,
north of Maddox Road; thence, in a southerly direction a
distance of 193 feet, more or less, to a point located
on the north right-of-way line of Maddox Road; thence,
in a westerly direction along the north right-of-way
line of Maddox Road a distance of 530 feet, more or
less, to a point; thence, in a northwesterly direction a
distance of 275 feet, more or less, to a point; thence,
in a southwesterly direction a distance of 60 feet, more
or less, to a point; thence, in a northerly direction a
distance of 760 feet, more or less, to a point; thence,
'.
in a northeasterly direction a distance of 710 feet,
more or less, to a point located on the west right-of~
way line of Flowing Wells Road; thence, in a southerly
direction along the west right-of-way line of Flowing
Wells Road a distance of 990 feet, more or less, to the
point of beginning. This property contains
approximately 16 acres and is known as 1251 Flowing
Wells Road. (Tax Map 029-0-004-00-0)
SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta-Richmond County is
subject to the followings stipulations:
1) that the only B-2 use of this property be a business park consistent with the concept plan
submitted, with the front and 2 sides of any buildings being masonry and
2) that there be no access to Maddox Road.
SECTION II. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
