ORDINANCE No.7t> / -3 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta- Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved. by either the Augusta-Richmond County Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone A (Agriculture) and Zone LI (Light Industry) to Zone HI (Heavy Industry) affecting property located on the northwest right.;of-way line of Riverwatch Center Drive, 360 feet, more or less, north of River Watch Parkway; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: S ECTI ON 1. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone A (Agriculture) and Zone LI (Light Industry) to Zone HI (Heavy Industry) affecting property as follows: Beginning at a point located on the northwest right-of-way line of Riverwatch Center Drive, 360 feet, more or less, north of River Watch Parkway; thence, N 71 0 42' 53" W a distance of 227 feet, more or less, to a point,; thence, in a westerly direction a distance of 252 feet, more or less to a point; thence, in a northerly direction a distance of 50 feet, more or less, to a point; thence, in a southwesterly direction a distance of 243 feet, more or less to a point located on the northeast right-of-way line of Westside Court (cul-de-sac); thence, in a northwest direction along the northeast right-of-way line of Westside Court (cul- de-sac) a distance of 52 feet, more or less, to a point; thence, in a northeasterly direction a. distance of 383 feet, more or less, to a point; thence, in a northwesterly direction a distance of 128 feet, more or less, to a point; thence, in an easterly direction a distance of 700 feet, more or less, to a point located on the northwest right-of-way line of Riverwatch Center Drive; thence, in a southerly direction along the northwest right-of-way line of Riverwatch Center Drive a distance of 348 feet, more or less, to the point of beginning. This property contains approximately 4.93 acres and is known. under the present numbering system as 3027 River Watch Parkway. (Tax Map 007 Parcel 008-05) 2.07-10) " . SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta- Richmond County is subject to the following condition: 1) the only access to this property be from Westside Court 2) within 5 years or when the use ceases, whichever happens soonest, the petitioner/owner will petition for a downzoning of this property at their expense SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Common Seal thereof this ;/12 day of 77.M ,2007.
