An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta- Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta-Richmond County Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone R-1 (One- family Residential) al!-d Zone R-1A (One-family Residential) to Zone R-1A affecting property located on the south right-of-way line of Pine Needle Road, 700 feet, more or less, east of Magnolia Drive; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R-1 (One-family Residential) and Zone R-1A (One-family Residential) to Zone R -1 A affecting property as follows: 2 - D 7 - h3 Beginning at a point located on the south right-of-way line of Pine Needle Road, 700 feet, more or less, east of Magnolia Drive; thence, in an easterly direction along the south right-of-way line of Pine Needle Drive a distance of 258 feet, more or less, to a point; thence, S 09000'14" W a distance of 200.31 feet to a point; thence, N 81003"26" W a distance of 252.58 feet to a point; thence, N 07017'04" E a distance of 200.65 feet to the point of beginning. This property contains 1.18 acres and is known under the present numbering system as 3046 Pine Needle Road. (Tax Map 043-1 Parcel 077) SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta- Richmond County are subject to the following conditions: 1) that the structural wall that adjoins 3042 Pine Needle Road remain and 2) that the agreed upon restrictive covenants be recorded with all new deeds and plats for this property. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Common Seal thereof this /t:L day ff' 2007.
