An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta-
Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together
with all amendments which have been approved by either the Augusta-Richmond County
Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map
from Constitution of the State of Georgia" by changing the zoning from Zone A
(Agriculture) and Zone R-MH (Manufactured Home Residential) to Zone R-IB
(One-family Residential) affecting property located on the southeast right-of-way line
of Deans Bridge Road, 2,670 feet, more or less, southwest of Old Karleen Road;
and for the repeal of ordinances in conflict herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond
County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the
Comprehensive Zoning Map from Zone A (Agriculture) and Zone R-MH (Manufactured Home
Residential) to Zone R-IB (One-family Residential) affecting property as follows:
Beginning at a point located on the southeast right-of-
way line of Deans Bridge Road, 2,670 feet, more or less,
southwest of Old Karleen Road; thence, S 59048'41" E a
distance of 476.67 feet to a point; thence, S 71046'27"
E a distance of 162.09 feet to a point; thence, N
30020'26" E a distance of 909.64 feet to a point;
thence, N 54028'23" W a distance of 400 feet, more or
less, to a point; thence, N 34000' 08" E a distance of
600 feet, more or less, to a point; thence, S 65026'01"
E a distance of 312.31 feet to a point; thence, S
31031'41"Wa distance of 412.18 feet to a point; thence,
S 64019'29" E a distance of 475.36 feet to a point;
thence, in a southwesterly direction a distance of 158
feet, more or less, to a point; thence, N 63059'36" W a
distance of 188.45 feet to a point; thence, S 36024'19"
W a distance of 208.69 feet to a point; thence, S
58052'09" E a distance of 234.13 feet to a point;
thence, S 25028'47" W a distance of 1,058.51 feet to a
point; thence, N 63025'01" W a distance of 637.18 feet
to a point; thence, N 36013'19" E a distance of 187.96
feet to a point; thence, N 72045'49"W a distance of
314.66 feet to a point; thence, N 07013'47" W a distance

of 106.38 feet to a point; thence, N 81031'32" E a
distance of 13.40 feet to a point; thence, N 15006'30" E
a distance of 145.34 feet to a point; thence, N
48021'37" W a distance of 158.11 feet to a point located
on the southeast right-of-way line of Deans Bridge Road;
thence, N 36000'50" E along the southeast right-of-way
line of Deans Bridge Road a distance of 48.45 feet to
the point of beginning. This property contains
approximately 21 acres. (Part of Tax Map 139 Parcel
005-03)
SECTION II.
All Ordinances or parts of Ordinances in conflict with this
Ordinance are hereby repealed.
