ORDINANCE NO. 6940
An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta-
Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together
with all amendments which have been approved by either the Augusta-Richmond County
Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map
from Constitution of the State of Georgia" by changing the zoning from Zone A
(Agriculture) to Zone B-2 (General Business) affecting property located on the
northwest right-of-way line of Deans Bridge Road, 1,050 feet, more or less north
of Cherokee Trail; and for the repeal of ordinances in conflict herewith and for other
purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond
County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the
Comprehensive Zoning Map from Zone A (Agriculture) to Zone B-2 (General Business) affecting
property as follows:
Beginning at a point located on the northwest right-of-
way line of Deans Bridge Road, 1.050 feet, more or less
north of Cherokee Trail; thence, S 86043'06" W a
distance of 137.31 feet to a point located on the north
bank of Shadow Lake; thence, in a westerly direction
along the north bank of Shadow Lake a distance of 2,983
feet, more or less, to a point; thence, N 39038'45" E a
distance of 317 feet, more or less, to a point; thence,
S 64035' 45" E a distance of 461.88 feet to a point;
thence, S 11056' 11" E a distance of 216.95 feet to a
point; thence, N 89000'23" E a distance of 945.03 feet
to a point; thence, N 27010'53" E a distance Of 249.00
to a point; thence, S 79047'49"E a distance of 1,323.23
feet to a point located on the northwest right-of-way
line of Deans Bridge Road; thence, in a southerly
direction a distance of 975 feet, more or less, to the
point of beginning. This property contains
approximately 26 acres and is known under the present
numbering system as 4267 Deans Bridge Road. (Tax Map162
Parcel 25 and Tax Map 163 Parcels 007, 008, 009, 025, &
025-01)

SECTION II.
This amendment to the Comprehensive Zoning Maps for Augusta-
Richmond County is subject to the following conditions:
1) that no recreation vehicle be in excess of 10 years old and
2) that a three month maximum time limit per stay be enforced.
3) that the property owner will file with the deed to the subject
property a disclosure containing the following language:
The owner of the property, and his successors, in exchange for the benefits derived from the
subject rezoning acknowledge that the property is situated in an area that may be subjected to
conditions resulting from military training and forest management at Fort Gordon. The activities
ordinarily and necessarily produce noise, dust, smoke and other conditions that may conflict with
the Owners' use of said property. Owner hereby waives all common law rights to object to
normal and necessary military training activities and forest management activities legally
conducted on adjacent Fort Gordon and hereby acknowledge the existence of Fort Gordon's
activities. Nothing in this disclosure shall grant a right to Fort Gordon for ingress or egress upon
or across the described property, and nothing in this disclosure shall prohibit or otherwise restrict
the Owners from enforcing or seeking enforcement of statutes and regulations of government
agencies for activities conducted on adjacent properties.
SECTION III.
All Ordinances or parts of Ordinances in conflict with this
Ordinance are hereby repealed.
