ORDINANCE NO. 6916
An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta-
Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together
with all amendments which have been approved by either th~ Augusta-Richmond County
Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map
from Constitution of the State of Georgia" by changing the zoning from Zone B-2 (General
Business) with conditions to Zone B-2 affecting property located on the northwest right-
of-way line of Deans Bridge Road, 180 feet, more or less, northeast of Cornelia Road; and for the
repeal of ordinances in conflict herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond
County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the
Comprehensive Zoning Map from Zone B-2 (General Business) with conditions to Zone B-2 affecting
property as follows:
Beginning at a point located on the northwest right-
of-way line of Deans Bridge Road, 180 feet, more or
less, northeast of Cornelia Road; thence, in a
northwesterly direction a distance of 275 feet, more
or less, to a point; thence, in a southwesterly
direction a distance of 200 feet, more or less, to a
point located on the northeast right-of-way line of
Cornelia Road; thence, in a northwesterly direction
along the northeast right-of-way line of Cornelia Road
a distance of 125.00 feet to a point; thence, in a
northeasterly direction a distance of 800 feet, more
or less, to a point; thence, in a southeasterly
direction a distance of 150.00 feet to a

point; thence, in a southwesterly direction a distance
of 301 feet, more or less, to a point; thence, in a
southeasterly direction a distance of 250 feet, more or
less, to a point located on the northwest right-of-way
line of Deans Bridge Road; thence, in a southwesterly
direction along the northwest right-of-way line of Deans
Bridge Road a distance of 297 feet, more or less, to the
point of beginning. This property contains 4.49 acres
and is known under the present numbering system as 2869
Deans Bridge Road. (Tax Map 085-4 Parcel 067)
. SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta -
Richmond County is subject to the following conditions:
1) that there be no vehicle access to Cornelia Road and
2) that an undisturbed natural buffer be maintained beginning at
the right-of-way of Cornelia Road extending 50 feet.
SECTION III. All Ordinances or parts of Ordinances in conflict with this
Ordinance are hereby repealed~
