HomeMy WebLinkAboutORD 6873 WINDSOR SPRING ROAD \/ ORDINANCE NO.---6..8J 3 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta- Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta- Richmond County Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone R-IA (One-family Residential) and Zone R-MH (Manufactured Home Residential) to Zone R-IA with a Special Exception to allow greater flexibility for a proposed detached single family residential subdivision not to exceed 4 units per acres in density per Section 9-2 (a) of the Augusta-Richmond County Zoning Ordinance affecting property located 2,553 feet, more or less, west of the southwest corner of the intersection of Windsor Spring Road and Spirit Creek Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION 1. That the Comprehensive Zonil)g Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R-IA (One-family Residential) and Zone R-MH (Manufactured Home Residential)~o Zone R-IA with a Special Exception to allow greater flexibility for a proposed detached single family residential subdivision not to exceed 4 units per acres in density per Section 9-2 (a) of the Augusta-Richmond County Zoning Ordinance affecting property as follows: z~oC:.-/9 .. Beginning at a point located 2,553 feet, more or less, west of the southwest corner of the intersection of Windsor Spring Road and Spirit Creek Road; thence, S 16010'06" W a distance of 3,081.66 feet to a point; thence, N 78036'52" W a distance of 1,656.04 feet to a point; thence, in a northeasterly direction a distance of 2, 703 feet, more or less, to a point; thence, in an easterly direction a distance of 1,135 feet, more or less, to the point of beginning. This property contains approximately 95 acres. (Part of Tax Map 153 Parcel 72) SECTION II . This amendment. to the Comprehensive Zoning Maps for Augusta-Richmond County is subject to the following condition: Southern Specialty and Nordahl Homes Inc. will assume 1/6 cost, not to exceed $20,000.00, of any traffic signalization deemed necessary by the. Traffic Engineer for Augusta-Richmond for this residential development. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
