An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta-
Richmond County Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta-
Richmond County Commission as authorized under the Home Rule Provisions of the
Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the
zoning to waive the use restriction resulting from the B-1 (Neighborhood
Business) zoning per Z-92-76 of the Augusta-Richmond County Zoning
Ordinance affecting property located on the southeast right-of-way line of
North Leg road, 95 feet, more or less, south of where the centerline of
Idlewild Drive intersects; and for the repeal of ordinances in conflict herewith and
for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map to waive the use restriction resulting from the B-1
(Neighborhood Business) zoning per Z-92-76 of the Augusta-Richmond County Zoning
Ordinance affecting property as follows:
Beginning at a point located on the southeast right-of-way line of North
Leg road, 95 feet, more or less, south of where the centerline of Idlewild
Drive intersects; thence, in a southerly direction a distance of 122 feet,
more or less, to a point; thence, in a southerly direction a distance of 114
feet, more or less, to a point; thence, in a northwesterly direction a
distance of 176 feet, more or less, to a point located on the southeast

right-of-way line of North Leg road; thence, in a northeasterly direction
along the southeast right-of-way line of North Leg Road a distance of 100
feet, more or less, to the point of beginning. This property contains .34 acres
and is known under the present numbering system as 1604 North Leg Road.

SECTION II. This amendment to the Comprehensive Zoning Ordinance for
Augusta-Richmond County is subject to the following stipulations:
1) that a site plan done by a certified engineer be presented
showing a parking and traffic flow plan.
2) no Certificate of Occupancy be issued until such
improvements are completed.

SECTION III. All Ordinances or parts of Ordinances in conflict with
this Ordinance are hereby repealed.
