ORDINANCE NO. 6856 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta- Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta-Richmond County Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zones R -1 A (One- family Residential) and R-MH (Manufactured Home Residential) to Zone R-1A (One-family Residential) with a Special Exception to allow greater flexibility for a proposed detached single family residential subdivision not to exceed 4 units per acres in density per Section 9-2 (a) affecting property located 1,550 feet, more or less, west of the southwest corner of the intersection of Windsor Spring .Road and Spirit Creek Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zones R-1A (One-family Residential) and R-MH (Manufactured Home Residential) to Zone R-1A (One-family Residential) with a Special Exception to allow greater flexibility for a proposed detached single family residential subdivision not to exceed 4 units per acres in density per Section 9-2 (a) affecting property as follows: t'~- Beginning at a point located 1,550 feet, more orless, west of the southwest corner of the intersection of Windsor Spring Road and Spirit Creek Road; thence, S 07001' 15" E a distance of 531.43 feet to a point; thence, S 73043' 14" E a distance of 365.14 feet to a point; thence, S 16037'41" W a distance of 780.19 feet to a point; thence, S 73026'29" E a distance of 61.50 feet to a point; thence, S 73026'29" E a distance of 10.59 feet to a point; thence, S 09012'30" W a distance of 180.79 feet to a point located on the north right-of-way line of Inverness Drive (dead end); thence, in a southerly direction along the west right-of- way line of Inverness Drive a distance of 60 feet, more or less, to a point; thence, S 06003'48" W a distance of 144 feet, more or less, to a point; thence, in southeasterly direction a distance of 140 feet, more \ or less, to a point; thence, in a southerly a distance of 1,400 feet, more or less, to a point located on the north right-of-way line of South Fieldcrest Drive; thence, in a southerly direction along the west right-of- way line of South Fieldcrest Drive a distance of 50 feet, more or less, to a point; thence, S 16055'20" W a distance of 199.20 feet to a point; thence, N 79018'46" W a distance of 294.21 feet to a point; thence, N 79018'46" W a distance of 147.41 feet to a point; thence, N 78036'52" w a distance of 1,254.41 feet to a point; thence, N 78036'52" W a distance of 140.59 feet to a point; thence, N 16010'06" E a distance of 3,081.66 feet to a point; thence, N 83007'03" E a distance of 10.16 feet to a point; thence, N 82048'53" e a distance of 196.36 feet to point, thence, N 83012'32" E a distance of 85.75 feet to a point; thence, N 82042'03" E a distance of 85.11 to a point; thence, N 82054'48" E a distance of 84.68 feet to a point; ....... thence, N 82052'55" E a distance of340.14 feet to the point; thence, N 82057'32" E a distance of 99.68 :2-0'5- /0 .' ~ ., feet to a point; thence, N 83016'44" e a distance of 101.07 feet to the point of beginning. This property contains approximately 116 acres. (part of Tax Map 153 Parcel 72) SECTION II. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
