HomeMy WebLinkAboutORD 6854 MARKS CHURCH ROAD ~ f ORDINANCE NO. 6854 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta- Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together 'Yith all amendments which have been approved by either the Augusta-Richmond County Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone R -1 A (One- family Residential) to Zone B-1 (Neighborhood Business) affecting property located on the southeast right-of-way line of Marks Church Road, 470 feet, more or less, southwest of Wheeler Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R-1A (One-family Residential) to Zone B-1 (Neighborhood Business )affecting property as follows: 2-... 0 Ce, -- 0 f.t, ~ NO'; Beginning at a point located on the southeast right-of- way line of Marks Church Road, 470 feet, more or less, southwest of Wheeler Road; thence, in a southeasterly direction a distance of 459 feet, more or less, to a point; thence, in a southwesterly direction a distance of 1,274 feet, more or less, to a point; thence, in a northwesterly direction a distance of 300 feet, more or less, to a point located on the southeast right-of-way line of Marks Church Road; thence, in a northeasterly direction along the southeast right-of-way line of Marks Church Road a distance of 1,199 feet, more or less, to the point of beginning. This property contains approximately 11.4 acres and is known under the present numbering system as 1128 Marks Church Road. (Tax Map 31 Parcel 4.1) SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta- Richmond County is subject to the following stipulations: 1) a 50 foot undisturbed natural buffer be maintained along the property line adjacent to Kingston Subdivision and 2) that there be no access to Dominica Drive. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Common Seal thereof this 1L day of J an ,2006.
