An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Augusta-Richmond County Commission effective Septemb~r 16, 1997 (Ordinance
No. 5960) together with all amendments which have been approved by either the
Augusta-Richmond County Commission as authorized under the Home Rule
Provisions of the Comprehensive Zoning Map from Constitution of the State of
Georgia" by changing the zoning from Zone A (Agriculture) and Zone R-1 C (One-
family Residential) to Zone R -1 C (One-family Residential) affecting property
located on the east right-of-way line of Jimmie Dyess Parkway, 498 feet, more or
less, south of Harper Franklin Avenue; thence, in an easterly direction a distance
of 704 feet, more or less, to a point; and for the repeal of ordinances in conflict
herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is
amended by changing the Comprehensive Zoning Map from Zone A (Agriculture) and Zone R-1C
(One-family Residential) to Zone R-1 C (One-family Residential) affecting property as follows:
Beginning at a point located on the east right-of-way line of
Jimmie Dyess Parkway, 498 feet, more or less, south of Harper
Franklin Avenue; thence, in an easterly direction a distance
of 704 feet, more or less, to a point; thence, S 15042'52" E
a distance of 457.03 feet to a point; thence, S 68037'33" E a
distance of 93.93 feet to a point; thence, S 32004'04" E a
distance of 117.57 feet to a point; thence, N 75030'15" E a
distance of 132.88 to a point; thence, N 56030'18" E a
distance of 89.97 feet to a point; thence, N 79005' 20" E a
distance of 82.15 feet to a point; thence, N 85033' 19" E a
distance of 194.83 feet to a point; thence, N 04026"41" W a
distance of 79.61 feet to a point; thence, N 39008'29" E a
distance of 150.90 feet to a point; thence, S 49056'43" E a

of-way of the Seaboard Coastline Railroad line a distance of
488.57 feet to a point; thence, N 21017'50" W a distance of
134.00 feet to a point; thence, in a westerly direction along
the north right-of-way of the Seaboard Coastline Railroad
line a distance of 1,738 feet, more or less, to a point;
thence, S 12004'17" W a distance of 134.01 feet to a point;
thence, N 78026' 25" W along the north right-of-way of the
Seaboard Coastline Railroad line a distance of 83.20 .to a
point; thence, N 15010'09" E a distance of 681.11 feet to a

point; thence, N 15050'41" E a distance of 736.64 feet to a
point; thence, N 46015'02" W a distance of 558.96 feet to a
point; thence, S 76040'01" W a distance of 358.15 feet to a
point located on the east right-of-way line of Jimmie Dyess
Parkway; thence, in a northerly direction along the east
right-of-way line of Jimmie Dyess Parkway a distance of 666
feet, more or less, to the point of beginning. This property
contains approximately 169 acres and is located generally
east and south of Section Two of Elderberry Subdivision.

SECTION I I.
All Ordinances or parts of Ordinances in conflict with
this Ordinance are hereby repealed.
