ORDINANCE NO. 6838
An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta-
Richmond County Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta-
Richmond County Commission as authorized under the Home Rule Provisions of the
Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the
zoning from ZoneR-1B (One-family Residential) to Zone P-1 (professional) with a
Special Exception for residential use affecting property located on the southeast
right-of-way line of Heard Avenue, 70 feet, more or less, north of Walton
Way; and for the repeal of ordinances in conflict herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone R-lB (One-family Residential) to Zone P-1
(professional) with a Special Exception for residential use affecting property as follows:

Beginning at a point located on the southeast right-of-way line of Heard
Avenue, 70 feet, more or less, north of Walton Way; thence, in a
northeasterly direction along the southeast right-of-way line of Heard
Avenue a distance of 45 feet, more or less, to a. point; thence, in a
southeasterly direction a distance of 148 feet, more or less, to a point; thence,
in a southwesterly direction a distance of 52 feet, more or less, to a point;
thence, in a northwesterly direction a distance of 148, feet, more or less, to
the point of beginning. 'This property contains .16 acres and is known under
the present numbering system as 846 Heard Avenue. (Tax Map 35-3 Parcel
346)
SECTION II. This amendment to the Comprehensive Zoning Maps is subject to the following
conditions:
1) the property shall be limited to two living units
2) that a cross easement be shown on the plat giving 850 Heard Avenue have access to parking on
this property
3) a wooden privacy fence shall be erected on the north side of the property, either 4 or 6 feet in
height as determined by the standards of the zoning ordinance; and
4) there shall be a streetyard that conforms to the Augusta-Richmond County Tree Ordinance
SECTION III. All Ordinances or parts of Ordinances in conflict with
this Ordinance are hereby repealed.
