An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta- Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta- Richmond County Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone A (Agriculture) and zone R-l (One-family Residential) to Zone LI (Light Industry) affecting property located on the southeast right-of- way line of Peach Orchard Road where the centerline of Willis Foreman Road extended intersects; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day.ofNovember, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone A (Agriculture) and zone R-l (One- family Residential) to Zone LI (Light Industry) affecting property as follows: Beginning at a point located on the southeast right-of-way line of Peach Orchard Road where the centerline of Willis Foreman Road extended intersects; thence, in a northerly direction a distance of 640 feet to a point; thence, in an easterly direction a distance of 94 feet, more or less, to a point; thence, in a northerly direction a distance of 27 feet, more or less, to a point; thence, in a easterly direction a distance of 678 feet, more or less, to a point; thence, in a southerly direction a distance of 800 feet, more or less, to a point; thence, in a westerly direction a distance of 781 feet, more or le.ss, to a point located on the southeast right-of-way line of Peach Orchard Road; thence, in a northerly direction along the southeast right-of-way line of Peach Orchard Road a distance of 135 feet, more or less, to the point of beginning. This property contains approximately 15.8 acres. (Tax Map 195 Parcel 23.1 ) z- OS- - }03 . SECTION II . This amendment to the Comprehensive Zoning Maps is subject to the following stipulations: 1) that the unzoned portion of the property be retained as an undisturbed natural, 2) that a 100 foot natural buffer be left on the front of the property except for a 75 foot wide area on the street front for ingress/egress and signage, 3) that a 50 foot natural buffer be maintained on the side property lines and 4) that that only use of this property is a truck/trailer parking lot or any other use allowed under the former zoning. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Common Seal thereof this 18- day of Oct ,2005.
