ZA-te-/I~ / ORDINANCE 6827 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta-Richmond County Commission effective September 16, 1997 by amending Section 14 - R-MH (Manufactured Home Residential) to increase the minimum lot size and lot width in said zone. THE AUGUSTA COMMISSION HEREBY ORDAINS: SECTION 1. That the Comprehensive Zoning Ordinance is amended by deleting the following from Section 14: 14-3 Area: Every lot in an R-MH (Manufactured Home Residential) Zone where public sewer is to be used shall be 6,000 square feet. Every lot in an R-MH (Manufactured Home Residential) Zone where an individual sewage disposal system is to be used shall be developed in accordance with the provisions of the Groundwater Recharge Area Protection Ordinance. The minimum lot (space) area for manufactured home parks shall also be developed in accordance with the provisions of the Groundwater Recharge Area SECTION II. That the Comprehensive Zoning Ordinance is amended by adding the following to Section 14: 14-3 Area: Every lot in an R-MH (Manufactured Home Residential) Zone where public sewer is to be used shall be 15,000 square feet. Every lot in an R-MH (Manufactured Home Residential) Zone where an individuai sewage disposal system is to be used shall be developed in accordance with the provisions of the Groundwater Recharge Area Protection Ordi;1ance. The minimum lot (space) area for manufactured home parks. shall also be developed in accordance with the provisions of the Groundwater Recharge Area. ;; , " '-... i SECTION III. That the Comprehensive Zoning Ordinance is amended by deleting the following from Section 14: 14-4 Lot Width: In an R-MH (Manufactured Home Residential) Zone, the minimum width of any lot for either manufactured homes on individual lots or for other residential structures utilizing an individual sewage disposal system shall be 100 (100) feet. The minimum width of any lot in an R-MH (Manufactured Home Residential) Zone utilizing other types of sewage disposal systems shall be sixty (60) feet. For Manufactured Home Parks the requirements shall be as set forth in Section 27 of this Ordinance. SECTION IV. That the Comprehensive Zoning Ordinance is amended by adding the following to Section 14: 14-4 Lot Width: The mInImum lot width in the R-MH zone is 100 feet. For Manufactured Home Parks the requirements shall be as set forth in Section 27 of this Ordinance. SECTION V. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Duly adopted by the Augusta-Richmond County Commission on this 20 day of September ,2005.
