ORDINANCE NO&.7-M- An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta- Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta-Richmond County Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone P I (professional) to Zone B-1 (Neighborhood Business) affecting property located on the northeast right-of-way line of Stevens Creek Road, 970 feet, more or less, southeast of a point where the southeast right- of-way line of River Watch Parkway intersects the northeast right-of-way line of Stevens Creek Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone pol (professional) to Zone B-1 (Neighborhood Business) affecting property as follows: " ~ . Beginning at a point located on the northeast right-of-way line of Stevens Creek Road, 970 feet, more or less, southeast of a point where the southeast right-of-way line of River Watch Parkway intersects the northeast right-of-way line of Stevens Creek Road; thence, N 42044'14" E a distance of349.99 feet'to a point; thence, S 31045'24" E a distance of 230.22 feet to a point; thence, N 88011 '00" W a distance of 122.80 feet to a point; thence, S 29048'00" W a distance of 195.00 feet to a point located on the northeast right-of-way line of Stevens Creek Road; thence, N 53012'00" W along the northeast right-of-way line of Stevens Creek Road a distance of 173.63 feet to the point of beginning. This property contains 1.17 acres and is known under the present numbering system as 930 Stevens Creek Road. (Tax Map 7 Parcel 19) SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta- Richmond County is subject to the following stipulation: That the only permitted B-1 use be a photographic studio or any permitted uses allowed in a P-1 (Professional) Zone. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Common Seal thereof this ~ day of April, 2005.
