DOCUMENT TYPE: C> {Zv 'N AoV C- ~ YEAR: ~DD~ BOX NUMBER: [)... 4- FILE NUMBER: I, 1551 NUMBER OF PAGES: ;;2 r t" ORDINANCE NO. 6762 i+ An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta- Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta-Richmond County Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone A (Agriculture), Zone R-l (One-family Residential) and Zone B-2 (General Business) to Zone B-2 (General Business) affecting property located on the southwest right-of-way line of Walton Way Extension, 930 feet, more or less, north of the northwest comer of Wheeler Road and Walton Way Extension; and for the rep~1 of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone A (Agriculture), Zone R-l (One-family Residential) and Zone B-2 (General Business) to Zone B-2 (General Business) affecting property as follows: Beginning at a point located on the southwest right-of-way line of Walton Way Extension, 930 feet, more or less, north of the northwest corner of Wheeler Road and Walton Way Extension; thence, in a southwesterly direction a distance of 520 feet, more or less, to a point; thence, in a southeasterly direction a distanceof 217 feet, more or less, to a point; thence, in a southwesterly direction a distance of 200 feet, more or less, to a point; thence, in a northwesterly direction a distance of 430 feet, more or less, to a point; thence, in a northeasterly direction a distance of 200 feet, more or less, to a point; thence, in a northwesterly direction a distance of 210 feet, more or less, to a point; thence, in a northeasterly direction a distance of 360 feet, more or less, to a point; thence, in a northwesterly direction a distance of 30 feet, more or less, to a point; thence, in a northeasterly direction a distance of 205 feet, more or less, to a point located on the southwest right-of-way line of Walton Way Extension; thence, in a southeasterly direction along the southwest right-of-way line of Walton Way Extension a distance of 650 feet, more or less, to the point of beginning. This property contains approximately 9 acres. (Tax Map 23 Parcels 7, 7.1, 8, 346,346.1 and 347) 2_0'5:-07 ,. i::- SECTION II. This amendment to the Comprehensive Zoning Ordinance is subject to the following stipulation: The petitioner agrees to assume half the cost of traffic signalization if the County deems it necessary within 5 years of the date of this approval. SECTION III. All Ordinances or parts of' Ordinances in conflict with this Ordinance are hereby repealed, Done in Open Meeting under the Common Seal thereof this 1 L day of J an ,2005.
