HomeMy WebLinkAboutORD 6759 TURKEY TRAIL DR Augusta Richmond GA DOCUMENT NAME: D - OS - (p ISo, DOCUMENT TYPE: D\ZD \ N A rJc...e: YEAR~ ~DDS- BOX NUMBER: ~L\ 1 '1 s-s- ~ FILE NUMBER: NUMBER OF PAGES: ~ f ......p. , ORDINANCE NO. 6759 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta- Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta-Richmond County Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone R-l (One- family Residential) to Zone R-IA (One-family Residential) with a Special Exception per Section 9-2 (a) to allow greater flexibility for a proposed detached single-family residential subdivision not to exceed 4 units per acre affecting property located on the west right-of-way line of Windsor Spring Road, 300 feet, more or less, south of a point where the centerline of Turkey Trail Drive (Extended) intersects; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R-l (One-family Residential) to Zone R-IA (One-family Residential) with a Special Exception per Section 9-2 (a) to allow greater flexibility for a proposed detached single-family residential subdivision not to exceed 4 units per acre affecting property as follows: 2-0S'- 03 ( ':i Beginning at a point located on. the west right-of-way line of Windsor Spring Road, 300 feet, more or less, south of a point where the centerline of Turkey Trail Drive (Extended) intersects; thence, in a westerly direction a distance of 4, 243 feet, more or less, to a point; thence, in a northerly direction a distance of 1,480 feet, more or less, to a point; thence, S 78036'52" E a distance of3006.96 feet to a point; thence, S 17056'18" W a distance of 249.73 feet to a point; thence, S 79010'47" E a distance of 252.47 feet to a point; thence, S 16027"38" W a distance of 301.46 feet to a point; thence, S 79010'47" E a distance of 810.49 feet to a point located on the west right-of-way line of Windsor Spring Road; thence, in a southerly direction along the west right-of-way line of Windsor Spring Road a distance of 900 feet, more or less, to the point of beginning. This property contains approximately 125 acres. (Part of Tax Map 166 Parcel 1) SECTION II. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
