An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta-
Richmond County Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta-
Richmond County Commission as authorized under the Home Rule Provisions of the
Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the
zoning from Zone R-I (One-family Residential) to Zone R-1B (One-family Residential)
affecting property located on the northwest right-of-way line of McDade
Road (aka McDade Farm Road), 202 feet northeast of Union Grove
Circle; and for the repeal of ordinances in conflict herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone R-I (One-family Residential) to Zone R-1B
(One-family Residential) affecting property as follows:

Beginning at a point located on the northwest
right-of-way line of McDade Road (aka McDade Farm
Road), 202 feet northeast of Union Grove Circle;
thence, in a northwesterly direction a distance of
2,885 feet, more or less, to a point; thence, in a
northeasterly direction a distance of 1,734 feet to
a point; thence, in a southeasterly direction a
distance of 1,631 feet to a point; thence, in a
southerly direction a distance of 2,100 to a
located on the northwest right-of-way line of
McDade Road; thence, in a southwesterly direction
along the northwest right-of-way line of McDade
Road a distance of 665 feet to the point of
beginning. This property contains approximately 98
acres. (Tax map 182 Parcel 3,2
SECTION II. This amendment to the Comprehensive Zoning Maps
for Augusta-Richmond County are subject to the following
stipulations:
1) that the development be limited to 250 homes
and
2) that all wetlands be permanently protected by
restrictive covenants or conservation easements
SECTION III. All Ordinances or parts of Ordinances in conflict with
this Ordinance are hereby repealed.
