E' YEAR: ::2..()O '-\ BOX NUMBER: 9.'-\ FILE NUMBER: tIS-II NUMBER OF PAGES: g;) , . r ! , ORDINANCE NO'---e+4-{ An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta- Richmond County Commission effective September 16, ] 997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta- Richmond County Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone A (Agriculture) to Zone Ll (Light Industry) affecting property located on the north right-of-way line of Clark Road, 410 feet, more or less, west of the northwest comer of Mike Padgett Highway and Clark Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, ]983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone A (Agriculture) to Zone Ll (Light Industry) affecting property as follows: z-otf--/o1 ., (. Beginning at a point located on the north right-of-way line of Clark Road, 410 feet, more or less, west of the northwest comer of Mike Padgett Highway and Clark Road; thence, in a westerly direction along the north right-of-way line of Clark Road a distance of 475 feet, more or less, to a point; thence, in a northerly direction a distance of 507 feet, more or less, to a point; thence, in an easterly direction a distance of 443 feet, more or less, to a point, thence, in a southeasterly direction a distance of 490 feet, more or less, to the point of beginning. This property contains 5.0 acres. (Tax Map 302 Parcel 18) SECTION II . This amendment to the Comprehensive Zoning Maps for Augusta-Richmond County are subject to the following stipulations: 1) only one building may be constructed on the property, not to exceed 4,000 square feet and 2) that a 50 foot undisturbed natural buffer, that conforms to the Augusta-Richmond County Tree Ordinance, be maintained along the Clark Road and the west property line SECTION IiI. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Common Seal thereof this 21- day of Dee ,2004. APPROVED THIS D8C.0; I ,2004.
