ORDINANCE NO. 6744 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta- Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta- Richmond County Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone LI (Light Industrial) to ZoneR-3C (Multiple-family Residential) affecting property located on the southwest right-of-way line of Damascus Road, 2,350 feet, more or less, south of the centerline of Tindon Street; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone LI (Light Industrial) to Zone R-3C (Multiple- family Residential) affecting property as follows: Beginning at a point located on the southwest right-of-way line of Damascus Road, 2,350 feet, more or less, south ofthe centerline of Tindon Street; thence, in a southeasterly direction along the southwest right-of- way line of Damascus Road a distance of 702 feet, more or less, to a point; thence, south 19026'29" W a distance of 691.68 feet to a point located on the Seaboard Coastline Railroad; thence, in a westerly direction along the Seaboard Coastline Railroad a distance of 1,638 feet, more or less, to a point; thence, in an northeasterly direction a distance of 165 feet, more or less, to a point located on the east right-of-way line of River Oak Road (dead end); thence, in a northeasterly direction along the east right-of-way line of River Oak Road (dead end) a distance of 50 feet to a point; thence, in a northeasterly direction a distance of 1,485 feet to a point; thence, S 03054"27" W a distance of 737.74 feet to a point; thence, S 67018'42" E a distance of 676.67 feet to the point of beginning. This property contains' approximately 36 acres and is known under the present numbering system as 3110 Damascus Road. (Tax Map 55-2 Parcel 24) 2--0l/ - '1 f "'. SECTION II., This amendment to the Comprehensive Zoning Maps is subject to the following stipulations: 1) that access be prohibited to River Oak Road; 2) that a 50 foot undisturbed natural buffer be retained on the west property line to V alley Park Subdivision; 3) that there be no structures built within 100 feet of the west property line. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Common Seal thereof this 1L day of Nov ,2004.
