ORDINANCE NO. .61'30
An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta-
Richmond County Commission effective September 16, 1997 (Ordinance No, 5960)
together with all amendments which have been approved by either the Augusta-
Richmond County Commission as authorized under the Home Rule Provisions of the
Comprehensive Zoning Map from Constitution of the State of Georgia" by ~hanging the
zoning from Zone R-IA (One-family Residential) to Zone B-1 (Neighborhood
Business) with a Special Exception for a convenience store affecting property located
on the northwest comer of the intersection of Furys Ferry Road and
Prattwood Drive; and for the repeal of ordinances in conflict herewith and for other
purposes:
THE AUGUSTA-RICHMOND COI.JNTY COMMISSION HEREBY ORDAINS:
SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone R-IA (One-family Residential) to Zone B-1
(Neighborhood Business) with a Special Exception for a convenience store affecting property as follows:
Beginning at a point located on the northwest comer of the intersection of
Furys Ferry Road and Prattwood Drive; thence, in a northwesterly
direction along the northeast right-of-way line of Furys Ferry Road a
distance of 85 feet, more or less, to a point; thence, in a northeasterly
direction a distance of 125 feet, more or less, to a point; thence, in a
northwesterly direction a distance of 140 feet, more or less, to a point;
thence, in a northeasterly direction a distance of 115 feet, more or less, to
a point; thence, in a southeasterly direction a distance of 175 feet, more or
less, to a point located on the northwest right-of-way line of Prattwood
Drive; thence, in a southerly direction along the northwest right-of-way
line of Prattwood Drive a distance of 245 feet, more or less, to the point of
beginning. This property contains approximately 0.7 acres. (Tax Map 6

SECTION II.
This amendment to the Comprehensive Zoning Maps for
Augusta-Richmond County is subject to the following stipulations:
1. That the purchaser install nine crepe myrtle trees along the west
side of Prattwood Drive after the closing of the sale of Tax Parcels
006-0-007-00-0 and 006-0-008-00-0 and that the trees will be installed
in conjunction with the construction of the driveway across the parcel
known as 006-0-007-00-0.
2. The purchaser will install shrubs and flowers on both sides of the
driveway across Parcel 006-0-007-00-0 to complement and blend with the
current landscaped entrance to Brookfield West Subdivision.
3. That the purchaser will have a sidewalk installed down the driveway
it is to construct from Prattwood Drive towards its store.
4. The purchaser will provide the Brookfield Neighborhood Association
with a check in the amount of $1000.00 to be used towards the
maintenance of their current common areas or to whatever need they
feel is best for their commitment towards the driveway connection.
5. There will no trees removed from Parcels 006-0-007-00-0 and 006-0-
008-00-0 which are not necessary to the construction of the driveway.
6. There will be no other development of this property.
SECTION III. All Ordinances or parts of Ordinances in conflict with
this Ordinance are hereby repealed.
