ORDINANCE NO.6 717
An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta-
Richmond County Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta-
Richmond County Commission as authorized under the Home Rule Provisions of the
Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the
zoning from Zone R-l (One-family Residential) to Zone R-IA (One-family Residential)
affecting property located on the northeast right-of-way line of Brown Road,
950.feet, more or less, north of the northeast comer of the intersection of
McDade Road and Brown Road; and for the repeal of ordinances in conflict
herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone R-l (One-family Residential) to Zone R-IA
(One-family Residential) affecting property as follows:
Beginning at a point located on the northeast right-of-way line of Brown
Road, 950 feet, more or less, north of the northeast comer of the
intersection of McDade Road and Brown Road; thence, N 16005"00" E a
distance of 1,800 feet, more or less, to a point located on the centerline of
Spirit Creek; thence, in an easterly direction along the centerline of Spirit
Creek a distance of 1,950 feet, more or less, to a point; thence, in a

southerly direction a distance of 3,783 feet, more or less, to a point;
thence, in a southwesterly direction a distance of 1,130 feet, more or less,
to the point of beginning. This property contains approximately 110 acres.
(Tax Map 181 Parcel 3).
SECTION II .
This amendment to the Comprehensive Zoning Maps for
Augusta-Richmond County is subject to the following stipulations:
1. No access to Duncan Drive by this proposed development;
2. no access easements to be place on all lots touching Duncan
Drive;
3. only the property east of Duncan Drive, as shown on the plat
submitted, is rezoned to R-1A.
SECTION III. All Ordinances or parts of Ordinances in conflict with
this Ordinance are hereby repealed.
