YEAR: CX-{ BOX NUMBER: 23 FILE NUMBER: \1 S l L\ NUMBER OF PAGES: 2-. v 'Ii, ORDINANCE NO. 6714 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta- Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta- Richmond County Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone A (Agriculture) to Zone B-2 (General Business) affecting property located on the northwest corner of the intersection of Wrightsboro Road and Maddox Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone A (Agriculture) to Zone B-2 (General Business) affecting property as follows: Beginning at a point located on the northwest corner of the intersection of Wrightsboro Road and Maddox Road; thence N 87057'43" W along the north right-of-way line ofWrightsboro Road a distance of 329.,43 feet to a point; thence, N 13058'00" W a distance of 150.00 feet to a point; thence, N 85010'24" W a distance of 74.99 feet to a point; thence, N 13058'00" W a distance of241 feet to a point; thence, S 88019'00" E a distance of 168 z-oY-S3 .... , . feet, more or less, to a point; thence, in a southeasterly direction a distance of 185 feet, more or less, to a point; thence, S 88019'00" E a distance of235 feet, more or less, to a point located on the west right-of-way line of Maddox Road; thence, S 13025'39" E along the west right-of-way line of Maddox Road a distance of 211 feet, more or less, to the point of beginning. This property contains approximately 2.36 acres and is known under the present numbering system as 3901 Wrightsboro Road. (Tax Map 39, part of Parcel 7.2 & Parcel 7.1) SECTION II . This amendment to the Comprehensive Zoning Maps for Augusta-Richmond County include the following stipulations: 1. That there be no access to Maddox Road 2. No equipment storage with~n 100 feet of Maddox Road 3. The site must conform to the Augusta Tree Ordinance street yard requirements. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting Wlder the Common Seal thereof this --l-7 day of AJlg ,2004.
