ORDINANCE NO.~ An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta- Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta-Richmond County Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone R-lB (One-family Residential) to Zone R-3B (Multiple-family Residential) affecting property located on the north right-of-way line of Ashford Drive, 246 feet, more or less, east of the northeast comer of the intersection of Valley Spring Road and Ashford Drive; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R-lB (One-family Residential) to Zone R-3B (Multiple-family ,A Residential) affecting property as follows: Z-o~-~8' --; .. .; .. Beginning at a point located on the north right-of-way line of Ashford Drive, 246 feet, more or less, east of the northeast corner of the intersection of Valley Spring Road and Ashford Drive; thence, in an easterly direction a distance of 228.5 feet to a point; thence, in a southeasterly direction a distance of 155 feet, more or less, to a point; thence, in an easterly direction a distance of 583.33 feet to a point; thence, in a southwesterly direction a distance of 214.91 feet to a point; thence, in a southwesterly direction a distance of 897 feet, more or less, to a point; thence, in a northerly direction a distance of 358 feet, more or less, to a point located on the east right-of-way line of Ashford Drive; thence, in a northerly direction along the east right-of-way line of Ashford Drive (dead end) a distance of 50.0 feet to the point of beginning. This property contains 5.38 acres and is known under the present numbering system 3146 ~ Wrightsboro Road. (Tax Map 42-4 Parcel 14) SECTION I I . This amendment to the Comprehensive Zoning Map for Augusta- Richmond County is subject to the following stipulations: · A minimum 50 foot setback on the south and west sides that is an undisturbed natural buffer or a buffer that meets the requirements of the Augusta-Richmond County Tree Ordinance. · A minimum 50 foot building setback on the north side. · Emergency access only to Ashford Drive; protected by bollards or a gate; · No access to Ashford Drive during construction. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
