An Ordinance to an1end the Comprehensive Zoning Ordinance adopted by the Augusta-
Richmond County Conunission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta-
Richmond County Conunission as authorized under the Home Rule Provisions of the
Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the
zoning from Zone A (Agriculture) and Zone R-1 (One-family Residential) to Zone B-2
(General Business) affecting property located on the west right-of-way line of Mike
Padgett Highway, 169 feet, more or less, south of the southwest comer of the intersection
of Brown Road and Mike Padgett Highway; and for the repeal of ordinances in conflict
herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of Conunissioners of
Riclunond County on the 15th day of November, 1983, the caption of which is set out above, is an1ended
by changing the Comprehensive Zoning Map from Zone A (Agriculture) and R-1 (One-family
Residential) to Zone B-2 (General Business) affecting property as follows:

Beginning at a point located on the west right-of-way line of Mike Padgett
Highway, 169 feet, more or less, south of the southwest comer of the
intersection of Brown Road and Mike Padgett Highway; thence, S
04031 '06" E along the west right-of-way line of Mike Padgett Highway a
distance of 377.69 feet to a point; thence, S 88002'54" W a distance of
417.42 feet to a point; thence, N 04031 '06" W a distance of208.71 feet to
a point; thence, N 88002'54" E a distance of 417.42 feet to the point of
beginning. This property contains 2.00 acres. (Tax Map 234 part of
Parcel 4)
SECTION II. This amendment to the Comprehensive Zoning Map is subject
to the following stipulations:
That the only B-2 use be a gas/food mart or a truck stop; the only other use of the
property be uses allowed in the B-1 zone.
SECTION III. All Ordinances or parts of Ordinances in conflict with
this Ordinance are hereby repealed.
