ORDINANCE N0.666 7 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta- Richmond County Conullission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta- Ric1mlOnd County Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone R-3B (Multiple-family Residential) to Zone B-1 (Neighborhood Business) affecting property located where the centerline of Raes Creek intersects the southwest right-of-way line of Marks Church Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is an1ended by changing the Comprehensive Zoning Map from Zone R-3B (Multiple-family Residential) to Zone B-1 (Neighborhood Business) affecting property as follows: Beginning at a point located where the centerline of Raes Creek intersects the southwest right-of-way line of Marks Church Road; thence, in a southwesterly. direction along, the centerline of Raes Creek a distance of 525 feet, more or less, to a point located on the east right-of-way line of Bobby Jones Expressway; thence, in a northerly direction along the east right-of-way line of Bobby Jones Expressway a distance of 760 feet, more or less, to a point; thence, in a southeasterly direction a distance of 350 feet, more or less, to a point located on the southwest right-of-way line of Marks Church Road; thence, in a southerly direction along the southwest right-of-way line of Marks Church Road a distance of 260 feet, more or less, to the point of beginning. This property contains 3.92 acres. (Tax Map 31 Parcel 6) I I I 2..o~..)Ol ;-i : '4 '. ;- SECTION II. That this amendment to the Comprehensive Zoning Map be subject to the following stipulations: 1. Signage will be limited to one freestanding sign of no more than 20 square feet. Sign may not be internally lit. 2. The only use of the entire property shall be animal grooming. If the animal grooming operation ceases than the zoning shall revert to R-3B (Multiple-Family Residential) 3. No boarding of animals 4. No development or construction in the floodplain SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Common Seal thereof tillS I ~ day of O~ , 2003.
