An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta-
Richmond County Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta-
Richmond County Commission as authorized under the Home Rule Provisions of the
Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the
zoning from Zone B-1 (Neighborhood Business) with Conditions to Zone B-1
(Neighborhood Business) affecting property located on the northwest right-of-way line
of Kissingbower Road, 75.0 feet south of the southwest comer of the intersection of
Umecker A venue and Kissingbower Road; and for the repeal of ordinances in conflict
herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone B-1 (Neighborhood Business) with Conditions
to Zone B-1 (Neighborhood Business) affecting property as follows:

Beginning at a point located on the northwest right-of-way line of Kissingbower
Road, 75.0 feet south of the southwest comer of the intersection of Umecker
Avenue and Kissingbower Road; thence, in a southerly direction along the
northwest right-of-way line of Kissingbower Road a distance of 88.44 feet to a
point; thence, in a westerly direction a distance of 260.58 feet to a point; thence,
in a northerly direction a distance of 175.22 feet to a point located on the
southwest right-of-way line of Umecker A venue; thence, in an easterly direction
along the southwest right-of-way line of Umecker Avenue a distance of 99.18
feet to a point; thence, in a southerly direction a distance of 74.71 feet to a point;
thence, in an easterly direction a distance of 141.61 feet to the point of beginning.
This property contains .73 acres and is known under the present numbering
system as 1943 Kissingbower Road. (Tax Map 71-3 Parcel 103)
SECTION II. This amendment to the Zoning Ordinance is subject to the
following stipulations:
1. That as long as the property remains on a septic system the daycare cannot have more
than 12 children and 4 caretakers
2. That as soon as sanitary sewer is available the property must hook on.
SECTION III. All Ordinances or parts of Ordinances in conflict with
this Ordinance are hereby repealed.
