An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta-
Richmond County Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta-
Richmond County Commission as authorized under the Home Rule Provisions of the
Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the
zoning from Zone A (Agriculture) to Zone R-IC (One-family Residential) affecting
property located on a bearing S 72036'27" W and being 1,134 feet west of the
west right-of-way line of Barton Chapel Road, and also being 125 feet, more or less,
south of the southwest comer of the intersection of Eidson Drive and Barton Chapel
Road; and for the repeal of ordinances in conflict herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone A (Agriculture) to Zone R-IC (One-family
Residential) affecting property as follows:
Beginning at a point located on a bearing S 72036'27" W
and being 1,134 feet west of the west right-of-way line
of Barton Chapel Road, and also being 125 feet, more or
less, south of the southwest corner of the intersection
of Eidson Drive and Barton Chapel Road; thence, in a
southerly direction a distance of 440 feet, more or
less, to a point; thence, in a westerly direction a
distance of 740 feet, more or less, to a point; thence,
in a southerly direction a distance of 772 feet, more
or less, to a point; thence, S 33009'21" W a distance
of 816.72 feet to a point; thence, N 58034'37" W a
distance of 467.72 feet to a point; thence, in a
westerly direction a distance of 1267.94 feet to a
point; thence, in a northwesterly direction a distance
of 794.52 feet to a point; thence, in a westerly
direction a distance of 146 feet, more or less, to a
point; thence, S 07049' 27" W a distance of 77.63 feet
to a point; thence, S 730 54'40" W a distance of
181.62 feet to a point; thence, S 63053'30" W a

distance of 82.52 feet to a point; thence, S 52045'36"
W a distance of 140.11 feet to a point; thence, S
29008'46" E a distance of 38.11 feet to a point;
thence, S 37030' 15" W a distance of 467.25 feet to a
point; thence, S 58007'01" W a distance of 1,329.89
feet to a point; thence, N 35019' 04" W a distance of
1,525.73 feet to a point; thence, N 16049'45" E a
distance of 946.84 feet to a point; thence, S 73059'59"
E a distance of 938.95 feet to a point; thence, S
25041'37" E a distance of 220.35 feet to a point;
thence, N 64036'03" E a distance of 351.91 feet to a
point; thence, S 83048'17" E a distance of 545.44 feet
to a point; thence, N 64035'25" E a distance of
2,472.80 feet to a point; thence, N 64032'00" E a
distance of 157.61 feet to a point; thence, N 72057'44"
E a distance of 740.40 feet to a point; thence, N
17059'50" W a distance of 140.71 feet to a point;
thence, N 73021'28" E a distance of 850 feet, more or
less, to the point of beginning. This property
contains approximately 160 acres. (Part of Tax Map 53
Parcel 79.01)
SECTION II. This amendment to the Zoning Ordinance is subject to
the following stipulations:
That the overall development will not exceed 2.5 units per acre.
SECTION III.
All Ordinances or parts of Ordinances in conflict
with this Ordinance are hereby repealed.
