An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta-
Richmond County Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta-
Richmond County Commission as authorized under the Home Rule Provisions of the
Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the
zoning from Zone B-1 (Neighborhood Business) to Zone B-2 (General Business)
affecting property located on the southwest right-of-way line of Washington Road, 240
feet west of the southwest comer of the intersection of Avondale Drive and Washington
Road; and for the repeal of ordinances in conflict herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone B-1 (Neighborhood Business) to Zone B-2
(General Business) affecting property as follows:

Beginning at a point located on the southwest right-of-way line of
Washington Road, 240 feet west of the southwest comer of the
intersection of Avondale Drive and Washington Road; thence, in a
southerly direction a distance of 176 feet, more or less, to a point; thence,
in a southwesterly direction a distance of 25 feet, more or less, to a point;
thence, in a westerly direction a distance of 100.00 feet to a point; thence,
in a northerly direction a distance of 217.80 feet to a point located on the
southwest right-of-way line of Washington Road; thence, in an easterly
direction along the southwest right-of-way line of Washington Road a
distance of 100.00 feet to the point of beginning. This property contains
.50 acres and is known under the present numbering system as 3230
Washington Road. (Tax Map 11 Parcel 97)
SECTION II. That this amendment to the zoning map be subject to the
following stipulations:
A solid board or vinyl fence be erected and maintained along the east property line.
The only B-2 use of the property be the use described in the petition (sale of aluminum
siding and related products) and if that use ceases, the zoning reverts to B-1.
SECTION III. All Ordinances or parts of Ordinances in conflict with
this Ordinance are hereby repealed.
