I - ORDINANCE NO. 6613 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta- Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta-Richmond County Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone A (Agriculture) to Zone R-MH (Manufactured Home Residential) affecting property located on the west right-of- way line of Old Waynesboro Road, 544.55 feet north of the northwest comer of the intersection of Hephzibah-McBean Road and Old Waynesboro Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUST A-RlCHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone A (Agriculture) to Zone R-MH (Manufactured Home Residential) affecting property as follows: "2._D~.38 .. ,. . , , Beginfl!..ag at a' pDint located on the west right-of-way iine oL Ol<,l yiayr:1esboro Road, 544.55 feet north of the northwest comer of the intersectIon of Hephzibah- McBean Road and Old Waynesboro Road; thence, S 88014'07" W a distance of 403.67 feet to a point; thence, in a northerly direction a distance of 1,078 feet, more or less, to a point; thence, N 75046'49" E a distance of398.43 feet to a point located on the west right-of-way line of Old Waynesboro Road; thence, in a southerly direction along the west right-of-way line of Old Waynesboro Road a distance of 1,165.02 feet to the point of beginning. This property contains approximately 10 acres. (Part of Tax Map 335 Parcel 51) SECTION II. This Ordinance is approved with the following stipulations: 1) The manufactured homes shall be no more than 5 years old, have a minimum of 1300 square feet, simulated wood siding, a minimum of a 3/12 roof pitch with a minimum 6 inch overhang and asphalt roof shingles. 2) The lots may contain only one single family home and may not be subdivided. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Common Seal thereof this 20_ day of May ,2003.
