ORDINANCE NO. 6602
An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta-
Richmond County Commission effective September 16, 1997 (Ordinance No. 5960) together
with all amendments which have been approved by either the Augusta-Richmond COW1ty
Conmussion as authorized under the Home Rule Provisions of the Comprehensive Zoning Map
from Constitution of the State of Georgia" by changing the zoning from Zone P-l (professional)
to Zone B-1 (Neighborhood Business) affecting property located on the northeast right-of-
way line of Boy Scout Road, a distance of 302.0 feet, more or less, southeast of a
point where the centerline of Rae's Creek intersects with the northeast right-of-way
line of Boy Scout Road; and for the repeal of ordinances in conflict herewith and for other
purposes;
THE AUGUSTA-RlCHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond
County on the 15th day of November, 1983, the caption of which is set out above, is anlended by changing the
Comprehensive Zoning Map from Zone P-l (Neighborhood Business) to Zone B-1 (Neighborhood Business)
affecting property as follows:

Beginning at a point located on the northeast right-of-way line of Boy SC0ut Road, a
distance of 302.0 feet, more or less, southeast of a point where the centerline of
Rae's Creek intersects with the northeast right-of-way line of Boy Scout Road;
thence, N 08030'00" W a distance of 193.42 feet to a point located on the centerline
of Rae's Creek; thence, in a southeasterly direction along the centerline of Rae's
Creek a distance of2,109.0 feet, more or less, to a point; thence, S 84050'00" W a
distance of 170.62 feet to a point; thence, N 55039'00" W a distance of 1,461.26 feet
to a point located on the northeast right-of-way line of Boy Scout Road; thence, in a
northwesterly direction along the northeast right-of-way line of Boy Scout Road a
distance of 221 feet, more or less, to the point of beginning. This property contains
approximately 14.6 acres. (Tax Map 18 Parcel 59)
SECTION II.
This has been approved with the following
stipulations:
1) That the site plan and dev'elopment must substantially conform to the plan submitted
with this petition except that the buildings should be located as far from the
floodplain boundary as possible.
2) That the only commercial use of the property is the day care center.
3) That there be no development in the 100 year floodplain
4) That the floodplain property be donated to the County Greenspace Program.
SECTION III. All Ordinances or parts of Ordinances in conflict with this
Ordinance are hereby repealed.
