ORDINANCE NO. 6-~93, An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County and the City Council of Augusta effective November 15, 1983, entitled "An Ordinance to Readopt and Reconfinn the Comprehensive Zoning Ordinance adopted March 25, 1963, by the Board of Commissioners of Richmond County and the City Council of Augusta, together with all amendments which have been approved by either the Board of Commissioners of Richmond County or the City Council of Augusta as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone A (Agriculture) to Zone R-MH (Manufactured Home Residential) affecting property located where the northwest right-of- way line of Patterson Bridge Road intersects with the northeast right-of-way line of Nunnery Drive; and for the repeal of ordinances in conflict herewith and for other pUlposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Conunissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone A (Agriculture) to Zone R-MH (Manufactured Home Residential) affecting property as follows: Beginning at a point located where the northwest right-of-way line of Patterson Bridge Road intersects with the northeast right-of-way line of Nunnery Drive; thence, in a southwesterly direction across Nunnery Drive and extending along the northwest right-of-way line of Patterson Bridge Road a distance of 460 feet, more or less, to a point; thence, in a northwesterly direction a distance of 1,835.26 feet to a point; thence, N39036'23" E a distance of 451.46 feet to a point located on the southwest right-of-way line of Nunnery Drive; thence, S 59013'49" E across Nunnery Drive a distance of 198.46 feet to a point located on the northeast right-of-way line of Nunnery Drive; thence, S 47021 '15" E along the northeast right-of-way line of Nunnery Drive a distance of 250.00 feet to a point; thence, in a northeasterly direction a distance of738.30 feet to a point; thence, N 27035'40" W a distance of 140.77 feet to a point; thence, N 42038'53" E a distance of 159.38 feet to a point; thence, in a southeasterly direction a distance of 1,316.65 feet to a point; thence, S 54009'06" W a distance of 150.00 feet to a point; thence, in a southeasterly direction a distance of 539 feet, more or less, to a point; thence, S 56050'52" W a distance of 275.59 feet to a point located on the northwest right- of-way line of Patterson Bridge Road; thence, in a southwesterly direction along the northwest right-of-way line of Patterson Bridge Road; thence, in a 'T southwesterly direction along the northwest right-of-way liv.t of Patterson Bridge Road a distance of 343 feet, more or less, to the point of beginnIng: This property contains 43.48 acres and is known as Patterson Bridge Estates manufactured home community at Patterson Bridge Road at Nunnery Drive. (Tax Map 193 multiple parcels) SECTION II. This amendment is approved with the following stipulations: That the site must reasonably conform to the County's Mobile Home Park standards and seek variances where it cannot. That the roads shall have all weather surfaces. That the park must connect into public sewerage when it becomes available. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Conmlon Seal thereofthis18~ day of Feb ,2003. APPROVED THIS ,2003.
