YEAR: OL BOX NUMBER: J1 FILE NUMBER: I 01--{~ L{ NUMBER OF PAGES: 2- /.C ~ . ,_ ,- -; '""" -.:-> " ORDINANCE NO. 6563 An Ordinance to anlend the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Riclunond County and the City Council of Augusta effective November 15, 1983, entitled "An Ordinance to Readopt and ReconfIrm the Comprehensive Zoning Ordinance adopted March 25, 1963, by the Board of Conmlissioners of Riclunond County and the City Council of Augusta, together with all amendments, which have been approved by either the Board of Commissioners of Richmond County or the City Council of Augusta as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone A (Agriculture) to Zone R-IA (One-family Residential) affecting property located on the northwest right-of-way line of Pepperdine Drive, 316 feet, more or less, southwest of the southwest comer of the intersection of Crest Drive and Pepperdine Drive; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Conunissioners of Riclunond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone A (Agriculture) to Zone R-IA (One-family Residential) affecting property as follows: Beginning at a point located on the northwest right-of-way line of Pepperdine Drive, 316 feet, more or less, southwest of the southwest comer of the intersection of Crest Drive and Pepperdine Drive; thence, in a southeasterly direction along the south right-of-way line of Pepper dine Drive (Dead End) a distance of 50.0 feet to a point; thence, in a southeasterly direction a distance of 115 feet, more or less, to a point; thence, in a southwesterly direction a distance Of 51 0.48 feet to a point; thence, in a z..~O~-\~3 -.' . ~- _.1"-__.~- J,.._ l northwesterly direction a distance of 164.07 feet to a point; thence, in a westerly direction a distance of 142.44 feet to a point; thence, in a northwesterly direction a distance of 272.20 feet to a point; thence, in a northeasterly direction a distance of 480.49 feet to a point; thence, in a southeasterly direction a distance of 400 feet, more or less, to the point of beginning. This property contains 6.45 acres and is located at the dead end of Pepper dine Drive. (Tax map 151 Parcel 10.2 and 161) SECTION II. That this ordinance is approved with the following stipulations: That the street pattern within the new development be designed to preclude access into any other adjacent properties. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Conunon Seal thereof this lL day of Oct ,2002. APPROVED THIS 10-15 , 2002.
