ORDINANCE NO. 6559 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County and the City Council of Augusta effective November 15, 1983, entitled "An Ordinance to Readopt and ReconfIrm the Comprehensive Zoning Ordinance adopted March 25, 1963, by the Board of Commissioners of Richmond County and the City Council of Augusta, together with all amendments which have been approved by either the Board of Commissioners of ( Richmond County or the City Council of Augusta as authorized under the Home ~ Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone R-IA (One-family Residential) and Zone R-3B (Multiple-family Residential)to Zone B-1 (Neighborhood Business) with a Special Exception for a shopping center having over 15,000 square feet of area affecting property located on the northwest comer of the intersection of Richmond Hill Road and Windsor Spring Road; and for the repeal of ordinances in conflict herewith and for other pUIposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of RiclmlOnd County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R-1A (One-family Residential) and R-3B (Multiple-family Residential) to Zone B-1 (Neighborhood Business) with a Special Exception for a shopping center having over 15,000 square feet of area affecting property as follows: Beginning at a point located on the northwest comer of the intersection of Richmond Hill Road and Windsor Spring Road; thence, in a southwesterly direction along the northwest right-of-way line of Windsor Spring Road a distance of 810 feet, more or less, to a point; thence, in a northeasterly direction a distance of 460 feet, more or less, to a point; thence, in a northwesterly direction a distance of 161 feet, more or less, to a point; z-o~-\\"& :; .... ,_ i;:, - " :> thence, in a northeasterly direction a distance of 220 feet, more or less, to a point; thence, in a northwesterly direction a distance of 370 feet, more or less, to a point; thence, in a northeasterly direction a distance of 512 feet, more or less, to a point; thence, in a southeasterly direction a distance of 175 feet, more or less, to a point; thence, in a northeasterly direction a distance of 368 feet, more or less, to a point; thence, in a southeasterly direction a distance of 806 feet, more or less, to a point located on the northwest right- of-way line of Richmond Hill Road; thence, in a southwesterly direction along the northwest right-of-way line of Richmond Hill Road a distance of 835 feet, more or less, to the point of beginning. This property contains approximately 18 acres and consists of several tax parcels. (Tax map 121 parcels 1,9,10, 11,22,22.1) SECTION 11 . This Ordinance is approved with the following stipulations: That construction is to begin within 2 years or the zoning reverts back. That the development plan will match the concept plan submitted with this plan. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
