E: YEAR: ;;:<bO~ BOX NUMBER: I /..p FILE NUMBER: } (p ~ q S- NUMBER OF PAGES: ;J ORDINANCE NO.~4 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County and the City Council of Augusta effective November 15, 1983, entitled "An Ordinance to Readopt and Reconfinn the Comprehensive Zoning Ordinance adopted March 25, 1963, by the Board of Conmlissioners of Richmond County and the City Council of Augusta, together with all amendments which have been approved by either the Board of Commissioners of Richmond County or the City Council of Augusta as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone R-IA (One-family Residential) to Zone B-1 (Neighborhood Business) affecting property located on the northeast right-of-way line of Washington Road, 920 feet southeast of a point where the southwest right-of-way line of Redwood Drive intersects the northeast right-of-way line of Washington Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R-IA (One-family Residential) to Zone B-1 (Neighborhood Business) affecting property as follows: 2-(Y~..-lD~ " I , .' Beginning at a point located on the northeast right-of-way line of Washington Road, 920 feet southeast of a point where the southwest right-of- way line of Redwood Drive intersects the northeast right-of-way line of Washington Road; thence, in a northeasterly direction a distance of 178.0 feet to a point; thence, in a southeasterly direction a distance of 100 feet, more or less, to a point; thence, in a southwesterly direction a distance of l73 feet, more or less, to a point located on the northeast right-of-way line of Washington Road; thence, in a northwesterly direction along the northeast right-of-way line of Washington Road a distance of 100 feet, more or less, to the point of beginning. This property contains .40 acres and is known under the present numbering system as 2323 Washington Road. (Tax Map 26-2 Parcel l40) SECTION II. This Ordinance contains the following stipulations: 1. That a parking configuration be developed so that all parking would be in the rear with a forward entrance and exit to Washington Road, 2. That a 6' solid board fence be erected and maintained along the rear property line. 3. The parking and the fence shall be completed prior to commercial occupancy of the property. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Common Seal thereof this 2(}e-ft day of aay ,2002.
