An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Board of
Commissioners of Richmond County and the City Council of Augusta effective
November 15, 1983, entitled "An Ordinance to Readopt and Reconfirm the
Comprehensive Zoning Ordinance adopted March 25, 1963, by the Board of
Commissioners of Richmond County and the City Council of Augusta, together with all
amendments which have been approved by either the Board of Commissioners of
Richmond County or the City Council of Augusta as authorized under the Home Rule
Provisions of the Comprehensive Zoning Map from Constitution of the State of
Georgia" by changing the zoning from Zone A (Agriculture) to Zone R-l (One-family
Residential) affecting property located on the southwest right-of-way line of Hephzibah-
McBean Road, 2,040 feet, more or less, northwest of a point where the northwest right-
of-way line of Henderson Road intersects the southwest right-of-way line of Hephzibah-
McBean Road; and for the repeal of ordinances in conflict herewith and for other
purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of COnIDlissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone A (Agriculture) to Zone R-l (One-family
Residential) affecting property as follows:

Beginning at a point located on the southwest
right-of-way line of Hephzibah-McBean Road, 2,040
feet, more or less, northwest of a point where the
northwest right-of-way line of Henderson Road
intersects the southwest right-of-way line of
Hephzibah-McBean Road; thence, S 19000'OO" W a
distance of 2,469.45 feet to a point; thence, N
78003'58" W a distance of 92.69 feet to a point;
thence, N l003l"06" W a distance of l,714.39 feet
to a point; thence, in a northeasterly direction a
distance of 630 feet, more or less, to a point;
thence, in a southeasterly direction a distance of
130 feet, more or less, to a point located on the
southwest right-of-way line of Hephzibah-McBean
Road; thence, in a southeasterly direction along
the southwest right-of-way line of Hephzibah-McBean
Road a distance of 485 feet, more or less, to the
point of beginning. This property contains
approximately 44 acres and is located at 1978
Hephzibah-McBean Road. (Tax Map 316 Parcel 02)
SECTION II. All Ordinances or parts of Ordinances in conflict with
this Ordinance are hereby repealed.
