ORDINANCE NO. 6541 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County and the City Council of Augusta effective November 15, 1983, entitled "An Ordinance to Readopt and Reconfmn the Comprehensive Zoning Ordinance adopted March 25, 1963, by the Board of Commissioners of Richmond County and the City Council of Augusta, together with all amendments which have been approved by either the Board of Commissioners of Richmond County or the City Council of Augusta as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone R-l (One-family Residential) and Zone P-l (professional) to Zone B-1 (Neighborhood Business) affecting property located on the west right-of-way line of Stanley Drive, 370 feet, more or less, south of the southwest comer of the intersection of Washington Road and Stanley Drive; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R-l (One-fanlily Residential) and Zone P-l (Professional) to Zone B-1 (Neighborhood Business) affecting property as follows: 2..~o~-8~ -.. .." .. Beginning at a point located on the west right- of-way line of Stanley Drive, 370 feet, more or less, south of the southwest corner of the intersection of Washington Road and Stanley Drive; thence, S 26014'18" W along the west right-of-way line of Stanley Drive a distance of 338 feet, more or less, to a point; thence, in a westerly direction a distance of 200 feet, more or less, to a point; thence, in a northerly direction a distance of 333 feet, more or less, to a point; thence, S 780l4'33" E a distance of 255 feet, more or less, to the point of beginning. This property contains approximately 1.7 acres and is known under the present numbering system as 1107 Stanley Drive. (Tax Map 12, Parcel 135 and part of 126.1) SECTION II. This ordinance was approved with the following stipulations: That there shall no direct access to Stanley Drive and that a 50' buffer shall be constructed to block the view of the buildings to be located on the subject parcel from Stanley Drive and a 20' natural buffer be maintained on the south side of the lot currently zoned R-l. Buffers to be approve by the Tree and Landscape Department before a Certificate of Occupancy is issued for the property. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Conunon Seal thereof this 20~ day of Aug ,2002. APPROVED THIS 8-20 ,2002.
