That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R-1B (One-family Residential) to Zone R-1D follows: (One-family Residential) affecting property as ..... Beginning at a point located on the northwest right-of- way line of Old Waynesboro Road, l,3l7 feet, more or less, north of the northwest corner of the intersection of McDade Farm Road and Old Waynesboro Road; thence, N 600 59'30" W a distance of 52.03 feet to a point; thence, N 320 16'24" W a distance of 444.28 feet to a point; thence, Nl30 00'2l" W a distance of 325.33 feet to a point; thence, N 550 01'26" W a distance of 340.00 feet to a point; thence, N 180 19'53" W a distance of 379.09 feet to a point; thence, N 730 43'28" W a distance of 177.12 feet to a point; thence, S 660 36'47" W a distance of 123.83 feet to a point; thence, N 720 02' 29" W a distance of 108.60 feet to a point; thence, N 140 58' 28" E a distance of 33.98 feet to a point; thence, N 280 04'08" E a distance of 224.40 feet to a point; thence, S 610 55'52" E a distance of 21.94 feet to a point located on the northwest right-of-way line of Tamarind Way; thence, N 280 04'08" E along the northwest right-of-way line of Tamarind Way (dead end) a distance of 50.00 feet to a point; thence, N 280 04'08" E a distance of lOO.O feet to a point; thence, S 610 55' 52" E a distance of l, 067.90 feet to a point; thence, S 290 09'35" W a distance of 237.55 feet to a point; thence, S 600 56'52" E a distance of 343.25 feet to a point; thence, S 280 11'34" W a distance of 209.98 feet to a point; thence, S 600 56'33" E a distance of 210.33 feet to a point located on the northwest right- of-way line of Old Waynesboro Road; thence, S 290 00' 30" W along the northwest right-of-way line of Old Waynesboro Road a distance of 566.71 feet to the point of beginning. This property contains approximately l8 acres is known as Phase Two of Cypress Pointe Subdivision. (Tax map 183 multiple parcels) SECTION II. This amendment to the Comprehensive Zoning Map is subject to the following stipulation: I. That all homes be detached and that there will be no increase in the number of lots and; 2. any homes that have less than 10 foot side setbacks must have a 6' privacy fence beginning at the rear of the house and extending along the side property lines to the rear property line and along the entire rear property line; SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed March day 19th of2002. APPROVED THIS March 19 ,2002.
