Z-Od--l~ ;- ..j ~ , ORDINANCE NO. 6463 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County and the City Council of Augusta effective November 15, 1983, entitled "An Ordinance to Readopt and ReconfIrm the Comprehensive Zoning Ordinance adopted March 25, 1963, by the Board of Commissioners of Richmond County and the City Council of Augusta, together with all amendments which have been approved by either the Board of Commissioners of Richmond County or the City Council of Augusta as authorized under the Home Rule Provisions of the Constitution of the State of Georgia" by changing the Comprehensive Zoning Map from Zone R-IC (One-family Residential) to Zone R-3A (Multiple-family Residential) affecting property located on the northwest right-of-way line of Old McDuffIe Road, 142 feet, more or less, northeast of a point where the northwest right-of-way line of Dublin Drive intersects the northwest right-of-way line of Old McDuffIe Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R-lC (One- family Residential) to Zone R-3A (Multiple-family Residential) affecting property as follows: Beginning at a point located on the northwest right-of- way line of Old McDuffie Road, 142 feet, more or less, northeast of a point where the northwest right-of-way line of Dublin Drive intersects the northwest right-of- way line of Old McDuffie Road; thence, in a northwesterly direction a distance of 585 feet, more or less, to a point; thence, in a northwesterly direction " ,.='- i:. / ,.-. :. _,-or:: ..-" ," a distance of 570 feet, more or less, to a point; thence, in a southeasterly direction a distance of 900 feet, more or less, to a point located on the northwest right -of -way line of Old McDuffie Road; thence, in a southwesterly direction along the northwest right-of- way line Old McDuffie Road a distance of 680 feet, more or less, the point of beginning. This property contains approximately 9 acres. (Tax Map 94 Parcel 27.1) SECTION II. This amendment to the Comprehensive Zoning Map is subject to the following stipulation: 1. that a 50' undisturbed natural buffer be retained along all portions of the subject property that adjoin existing single-family residences; 2. that a 6' solid board fence be erected and maintained on the entire property line adjacent to where the apartments would be located; unless offered relief by the Tree Commission; 3. that the proposed use be limited to a 60 unit senior citizen center or those uses allowed in an R-IC Zone SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed 19th day March of2002. APPROVED THIS March 19, , 2002.
